The 8 best letting agents in Aberdeen

Eight agencies rather than ten, and no Google ratings anywhere on this page. Both decisions are explained below. Aberdeen has fewer agencies with a verifiable public record than any city we cover, and pretending otherwise would be the easy thing rather than the honest one.

Two things make Aberdeen different. The first is that no Google review figure could be confirmed against Google itself from our research environment, and no Aberdeen agency embeds a live Google widget on its own site. Rather than publish figures taken from third party mirrors that lag by an unknown amount, every Google number was dropped. All ratings here come from allAgents, and where an agency shows no rating it means no independent review base was found, not that it scored badly.

The second is the market. Aberdeen is high yield and low capital value, the reverse of Edinburgh. Citylets recorded average rent at eight hundred and seventy eight pounds in the first quarter of 2026, up one point seven percent on the year, with an average of forty five days to let and sixty eight days for a four bedroom property. Yields reached nine point eight percent in AB24 and eight point six percent in AB11 against an average property price of one hundred and twenty eight thousand four hundred and eighty five pounds, which was down seven and a half thousand pounds year on year.

Demand is also moving north. Aberdeenshire property continued to let well while city asking rents were reduced, and DJ Alexander opened a Peterhead office specifically to serve rental demand from workers on the Acorn carbon capture project at St Fergus. Agencies with offices in the shire are structurally better placed than those without.

Where an agency has no review profile anywhere, the entry says so and that is the reason for its position. Several well credentialed Aberdeen agencies simply have no public feedback at all.

Every axis agrees on this one, which is rare. The review base is more than five times larger than any other agency in the city, the registration is verified, the accreditation stack is complete, and the franchisee has been Aberdeen owned and trading since June 2005. allAgents named it best letting agent in Aberdeen in 2023, 2024 and 2025, and best letting agent in Scotland in the same three years.

It is also the only agency in Aberdeen that publishes a landlord tariff. The schedule is a PDF linked from the fees section of the branch page: premium managed at fifteen point six percent including VAT with a ninety pound monthly minimum, managed at twelve percent with a seventy two pound minimum, rent collection at seven point eight percent, tenant find at one hundred and twenty percent of one month's rent, tenancy set up at three hundred and ninety six pounds, an additional property visit at sixty pounds and out of scope work at sixty pounds an hour. The PDF carries no branch name or date, so confirm the figures in writing before you sign.

The second strongest review base in the city, and the office network is the reason to look closely. Alongside Rosemount Place, Northwood runs offices in Inverurie, Banchory and Stonehaven, which matters as corporate rental demand migrates into Aberdeenshire rather than staying in the city centre.

Guaranteed rent is its core product and it describes the offer as a contract rather than an insurance policy with exclusions. Registration was verified as LARN1811016 but is not displayed on the website, which the Scottish code of practice requires. The company itself, number 06613523, is registered in York and incorporated on 6 June 2008, so the local claim of sixteen years of experience understates it slightly.

The longest established of the eight agencies ranked here. Companies House shows SC089496 incorporated on 31 August 1984, which corroborates the forty years the firm claims on its own website, and it is a lettings only business with no sales or factoring arm.

It displays its registration number, holds Propertymark client money protection and scores 4.4 from sixty eight reviews with 88 percent recommending. The operation is small, at around nineteen live listings, so it will suit a landlord who wants a named person rather than a department. Fees are not published.

4. Grouse Lettings

The best credentials to reviews mismatch in Aberdeen. ARLA Propertymark membership was confirmed on Propertymark's own member search, covering client money protection, residential lettings and commercial property, and the registration number is verified and displayed. SAL, the Federation of Small Businesses and Property Redress Scheme membership sit alongside it. Companies House shows Glorious Grouse Ltd incorporated in March 2013 with nothing overdue.

It has no review profile anywhere. No allAgents entry, no confirmable Google figure, and a Trustpilot page that could not be read. That absence is the only reason it does not rank higher, and it means you should take up references directly rather than relying on this page.

5. DJ Alexander Aberdeen

Part of the Lomond group, the largest presence in the city

By listing count this is the largest letting agent in Aberdeen, with one hundred and sixty one live listings, well ahead of anyone else. It absorbed Aberdein Considine's lettings book in September 2024, around one thousand seven hundred lets across Aberdeen, Aberdeenshire and the central belt, and former Stonehouse offices were rebranded to DJ Alexander at the same time.

Three caveats. There is no Aberdeen branch profile on allAgents, and the company wide score of 4.3 from 622 covers Edinburgh and Glasgow branches only, so it must never be read as an Aberdeen figure. DJ Alexander Lettings Limited has been the subject of at least three First-tier Tribunal letting agent decisions, the most recent on 12 November 2025, which concerned a Glasgow property under the Fineholm trading name rather than anything in Aberdeen. And the Citylets profile still describes the branch under its old Stonehouse identity, which is out of date copy that several other listicles have repeated.

A small independent with a verified and displayed registration number, thirty two live listings, and an explicit focus on the student market and relocation services. Citylets also lists it as a house in multiple occupation specialist. The company, SC361273, has traded since 2009.

No accreditation, client money protection statement or review profile could be found anywhere, which is a real gap. Client money protection is not optional for an agent holding your rent, so ask for the certificate before you sign.

King Street, HMO specialist with factoring and refurbishment

Registration is verified at LARN1811019 for Letts and Co Properties Limited at 32 King Street, and thirty eight live lettings listings make it a real operation rather than a nameplate. The service list covers houses in multiple occupation, factoring and refurbishment.

Both its own website and its Companies House record were unreachable when we checked, so the service list here comes from its Citylets profile rather than from the firm itself. That is a thinner evidence base than any other ranked agency and the entry will be re-scored at the next refresh. Note also that a second company with a similar name sits at the same address.

8. Winchesters

Albert Street, second largest listing count in the city

allAgents profile exists but carries zero reviews

By size this agency should rank higher. One hundred and thirty five live lettings listings make it the second largest in Aberdeen, the company has traded since March 2017, and it offers house in multiple occupation licence applications, corporate lets, commercial space, in house legal work and independent inventories.

It ranks eighth because of what is missing from its website. Registration LARN1812040 is genuine and was verified, but the number does not appear anywhere on its own site, which the Scottish code of practice requires. Nor does any accreditation, client money protection, redress scheme or deposit scheme. Fees are explicitly withheld until you make contact. None of that means the service is poor. It does mean a landlord has no way to check anything in advance, which is the opposite of what this site rewards.

Local rules

What Aberdeen landlords have to get right

Scottish rules apply in full, and Aberdeen City Council publishes one tool that no other city on this site offers.

You can check an HMO licence yourself
Aberdeen City Council runs a public house in multiple occupation licence register, searchable by property address. If an agency tells you a property is licensed, or that it handles licensing well, you can verify it directly rather than taking the claim on trust. No other council we cover makes this so easy.
Three unrelated occupants triggers a licence
As everywhere in Scotland, the threshold is three rather than the five used in England. With two universities in the city, this catches a lot of ordinary flats.
Landlord registration is compulsory
Register with Aberdeen City Council before letting. Registration lasts three years, and letting without it is a criminal offence.
Your agent must be registered and must display the number
Every registration number on this page was verified. Two of the eight ranked agencies, Northwood and Winchesters, do not display their number on their own website even though the code of practice requires it. That is a compliance observation rather than an accusation, and both are properly registered.
Deposits go into an approved Scottish scheme
There are three approved schemes in Scotland, and deposits must be lodged within thirty working days. Watch for agencies naming an English scheme: one Aberdeen franchisee names an insured scheme that operates in England and Wales rather than one of the three approved here.
Rent control is not in force
No cap applies anywhere in Scotland. Councils began assessing rent conditions on 1 April 2026 under the Housing (Scotland) Act 2025, and report to Scottish Ministers by 31 May 2027. Designation could follow, capping increases at inflation plus one percent to a maximum of six percent.
Watch the shire
City asking rents were reduced through early 2026 as landlords struggled to re-let at previous values, while Aberdeenshire property continued to let well. If your property is on the northern edge of the city, an agency with offices in Inverurie, Banchory, Stonehaven, Ellon or Peterhead is reaching a market that a city centre only agency is not.

Aberdeen Property Leasing has one hundred and twenty two live listings and has traded since December 1992, but allAgents shows 1.6 from forty one reviews with only 15 percent recommending and lettings fee satisfaction at 50 percent. That is too weak to rank, and it is stated rather than omitted.

Belvoir Aberdeen is not ranked because its client money protection certificate expired on 31 July 2026 and had not been replaced when we checked on 2 August. Its registration belongs to the Grantham corporate entity rather than a local franchisee, the local franchisee company was incorporated in April 2025 and is registered in Dundee, and the site names a deposit scheme that operates in England and Wales.

ACT Property Leasing holds a verified registration and publishes a genuine service guarantee, including refunding its monthly commission if it fails to inspect, but it was incorporated in 2021, has around ten properties listed and its registered office is in Dundee. Stewart Property Services is verified under LARN1807016 but had only two live listings.

Morna Petrano Property Leasing shows the widest platform divergence in the city and the worst recommendation rate found, at 56 percent across fifty five allAgents reviews. A candidate for the next update if that trend improves.

Aberdein Considine is no longer a letting agent at all. Lomond acquired its lettings arm in September 2024 and folded it into DJ Alexander. Any list still naming Aberdein Considine, or naming Stonehouse, is out of date. Margaret Duffus Leasing shows as permanently closed. Savills, Galbraith and Knight Frank operate here at the prime and country end rather than in mainstream city lettings.

Why are there no Google ratings on this page?

Because none could be confirmed against Google itself. Third party mirrors of Google Business Profile data exist, but they lag by an unknown amount and no Aberdeen agency embeds a live Google widget on its own website. Publishing figures we could not verify would be worse than publishing none, so every rating here comes from allAgents. If Google becomes reachable, this ranking may change below second place.

Why only eight agencies instead of ten?

Because only eight met the bar. Aberdeen has plenty of letting agents, but several have no verifiable review base, no published credentials, or serious problems such as a lapsed client money protection certificate. Padding the list to ten would mean recommending agencies we could not stand behind.

What do letting agents charge in Aberdeen?

Martin and Co Aberdeen is the only agency in the city publishing a tariff: twelve percent including VAT for the managed service with a seventy two pound monthly minimum, fifteen point six percent for premium managed, seven point eight percent for rent collection and one hundred and twenty percent of one month for tenant find, with set up at three hundred and ninety six pounds. Every other agency quotes on enquiry, so ask for a written schedule including renewal, inventory and inspection charges.

Is Aberdein Considine still a letting agent?

No. Lomond acquired its lettings arm in September 2024, around one thousand seven hundred lets across Aberdeen, Aberdeenshire and the central belt, and folded it into DJ Alexander. Aberdein Considine kept sales, legal, mortgage and wealth work. Former Stonehouse offices were rebranded to DJ Alexander at the same time.

Are Aberdeen yields really that high?

They are high relative to the rest of Scotland. Analysis of Citylets first quarter 2026 data reported yields of nine point eight percent in AB24, eight point six percent in AB11, eight point four percent in AB25 and seven point eight percent in AB10, against an average property price of one hundred and twenty eight thousand four hundred and eighty five pounds. The trade off is capital values, which fell by more than seven thousand pounds year on year.

Every month. The next refresh will re-attempt Google ratings for every agency, re-check whether Belvoir Aberdeen has published a replacement client money protection certificate, and re-run the allAgents counts, which move during the day.


How this page was made

Our method, and what we could not verify

Every registration number on this page was verified rather than copied from a website, including three that a first research pass had recorded as unverified. Where a number is genuine but not displayed on the agency's own site, the entry says both things, because the display requirement is part of the code of practice.

All ratings are from allAgents. Google, Trustpilot, Feefo, Yell, GetAgent and Marks Out Of Tenancy figures were all either unreachable or unverifiable, and none appears anywhere on this page. allAgents counts move during the day, so the figures shown are the ones recorded on 2 August 2026.

Two things are deliberately absent. Aberdeen City Council's current house in multiple occupation licence fee scale and processing times could not be verified, so this page tells you to ask the council rather than importing a figure from a blog. And no mapping of Aberdeen postcode districts to named neighbourhoods appears, because no authoritative source was found, so postcodes are quoted on their own.
